When it comes to custom residential construction, there are several ways to structure the relationship between the homeowner, builder, and design team. Over the years, we’ve successfully worked within each of the models outlined below. But time and time again, we’ve seen one approach consistently yield the most thoughtful, well-executed outcomes: a collaborative team structure built on trust, communication, and shared goals.

The Three Primary Models:

1. Design-Bid-Build
This is the traditional model in which a homeowner hires an architect or designer to complete construction documents before soliciting bids from multiple builders. In this structure, the builder typically enters the process late, with little to no input on constructability, materials, or schedule. Selection is often driven by cost. While design-bid-build is sometimes necessary, especially for nonprofit or institutional work that requires competitive bidding, it frequently results in misaligned expectations, increased change orders, and friction during construction.

2. Collaborative Team Approach
In this model, the homeowner, builder, and designer all engage from the outset. While the builder and designer typically contract separately with the client, the entire team is aligned in purpose, communicating openly throughout design and into construction. Builders can offer early input on costs, materials, timelines, and logistics, while designers can iterate based on real-world feedback. Homeowners benefit from a clear, cohesive process and a shared sense of accountability. We’ve used this model with great success across many of our most complex and rewarding projects.

3. Integrated Design-Build
This is our in-house model, where design and construction live under one roof. With shared systems, a common language, and a single contract, integrated design-build creates a streamlined experience for the client. Communication is simplified, and alignment across teams is inherently strong. This model often results in the most efficient delivery process, but it isn’t the only path to a successful project.

At Loren Wood Builders, we don’t believe there’s only one right way to approach a project. While we’re proud of our integrated design-build process, we also value the opportunity to work with talented outside architects and designers. Many of our best projects have come from partnerships that blend external creative vision with our technical and construction expertise.

There are many reasons a client might choose a collaborative approach over an integrated model. They may already have a relationship with a designer. They may be drawn to a particular architectural style or skillset. Or the timing may simply work better. What matters most to us is the quality of collaboration, early involvement, honest dialogue, and a shared commitment to delivering something exceptional.

One of the clearest benefits of a collaborative approach is the opportunity to engage early, when big-picture decisions are still being shaped. For example, at this stage, our team can offer research-backed input on energy-efficient construction techniques, durability strategies, and material selection, all of which influence not just performance and cost, but long-term livability. We’ve worked successfully in all three models and continue to do so when the project calls for it. In early market entry or nonprofit work, design-bid-build may be the right fit. But when a project calls for high-end execution, complexity, or a deeply personal result, collaboration almost always delivers a better outcome.
