PHASE 1

Pre-Design

Our comprehensive pre-design process helps develop your program while providing you with opportunities and resources to help you communicate your likes, wants, and needs to us. After the contract is signed, you will receive an orientation packet with your design contacts and some homework focusing on programming and design planning. We want to learn everything that we can about you and your goals for your project, including your wish list, budget, and priorities.

Schematic Design

At this stage in a project, a range of alternative design concepts are explored to define the character of the completed project and an optimum realization of the project program. We will also be measuring and 3d scanning your space. At the end of this, we will provide you a rough range estimate and floor plan for you to approve prior to moving to the next phase.

Design Development

The schematic plans and elevations are reviewed, revised and expanded to incorporate all the details and specifications required for construction. Project components are looked at in intimate detail. This is also where the selections and finishes are fleshed out and finalized.  

Construction Drawings

This phase focuses on the design team finalizing the construction documents with specifications that enable permitting by authorities having jurisdiction. 

PHASE 2

Estimation

After your final approval, we hand off the completed construction drawings to our in-­house estimation team. This process can take 6-8 weeks to provide the most accurate financial picture for the construction phase.

Construction

Once the construction contract is signed, it is time to build. Due to our unique structure as a design-build firm, your design team will be available throughout the project for observations and questions and will work closely with you and the project management team. This team will work diligently to provide an open, commutative environment keeping your project, budget, and goals as top priority and creating a highly positive construction experience.

Post-Construction

Above all, we want you to be ecstatic about your new space and we work diligently to make sure this is the case. Construction projects can be time-consuming, stressful, and expensive. We know this, and we really appreciate the trust that you place in Loren Wood Builders. We also understand that our responsibilities do not stop the day that you settle into your new space. There may be punch-lists, add-ons, troubleshooting, and sometimes warranty items. Your LWB team does not go silent once we’ve turned the space over to you. Rather, our entire design and build team will continue to be as responsive during this next phase as we were during construction.
