How Our Design Process Works
Pre-Design: We Learn About You First
Before we draw anything, we need to understand your vision, your priorities, your budget, and how you use your home day to day. After your contract is signed, you’ll receive an orientation packet along with a pre-design questionnaire. Combined with our initial conversations, your answers give our team the foundation to design something that genuinely fits your life.
Schematic Design: Your First Look at What’s Possible
At this stage, we explore design concepts that match your program and respond to your specific site. We measure and 3D scan your space, develop floor plan options, and present a rough range estimate so you have a realistic picture before anything is finalized. You’ll see several directions before committing to one, and we’ll talk through the tradeoffs honestly.
Design Development: Details Get Resolved
Once you’ve approved a direction, we expand it. Schematic plans become detailed drawings. All finishes and selections get finalized. Every component of your home, structural, mechanical, and aesthetic, gets examined in close detail at this stage, so there are no surprises later in the process.
Construction Drawings: Detailed Documents for Construction
This phase produces the complete construction documents your project needs for permitting and for building. These go directly to our in-house estimation team, so the people pricing your project are working from the same documents as the builders.
Estimation: Financial Overview for the Project
Our in-house estimators typically spend six to eight weeks working through your construction documents to produce the most accurate financial picture possible. You’ll know the real cost of your project before signing a construction contract.
Construction: Your Design Team Stays Involved
As a design-build firm, designers stay available throughout the build to support field questions, reviews, and decisions as they arise. Your project manager provides ongoing updates and brings you in when input is needed, keeping communication clear from start to finish.
Post-Construction — We Stay Connected
After you settle in, there are often punch-list items, minor adjustments, and occasionally warranty questions. Our team remains as responsive in this phase as we were during design and construction. We stand behind our homes, and that commitment doesn’t expire at move-in.
